&lt;p&gt;Sam Sadr, on behalf of the Beverly Hills Resort Residences is paying out over $30M in cash and land, to the benefit of the community, in accordance with the commitments he has made, and is making, with the Town and Region. The funds, and dedicated land, will be used to&lt;/p&gt;
&lt;p&gt;• introduce a new park block in an existing built up area&lt;/p&gt;
&lt;p&gt;• contribute to new recreation facilities throughout the Town&lt;/p&gt;
&lt;p&gt;• contribute to the new Yonge Street transit system&lt;/p&gt;
&lt;p&gt;• improve local infrastructure, like sanitary sewers,&lt;/p&gt;
&lt;p&gt;• complete a road linking an existing neighbourhood&lt;/p&gt;
&lt;p&gt;Once the Resort complex is built and occupied, millions of dollars of residential and commercial taxes will be collected annually to help balance municipal budgets. Nearly half of the money has been paid already, and the remainder will be paid on the issuance of a building permit, expected to be issued this Fall. Construction will be on schedule and is to commence this Fall, with new road works being the first phase, followed by site preparation, shoring works, building demolition and excavation. The northerly first phase of approximately 600 units was extremely well received, with 85% sold. The southerly phase of over 300 top quality units, (many of which are terraced), will be launched soon and is currently under preview. Buyer Beware!!</title><description>&lt;p&gt;&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt;Y&lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;strong&gt;&lt;span&gt;ou won’t get that if you buy a unit at the Beverly Hills&lt;/span&gt;&lt;/strong&gt;&lt;span&gt;, but you better read the fine print in your purchase offers if you are contemplating buying from another builder anywhere in York Region.&lt;span&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt;On May 17, 2012, Region of York Council adopted a new By-Law, coming into effect in June, to raise the Development Charges for all new residential units in the Region.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt;Currently the builder pays Regional Development Charges of $12,883.00 for studio and one bedroom condominium apartment units and $19,939.00 for two bedroom apartment condominiums units and larger.&lt;span&gt; &lt;/span&gt;The new By-Law adopted by Regional Council sets a rate of $16,998.00 for a small unit and $25,045.00 for a large unit&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt;On the surface it looks like the Development Charge is going &lt;strong&gt;&lt;span&gt;up $4,115.00&lt;/span&gt;&lt;/strong&gt; for the small units and &lt;strong&gt;&lt;span&gt;up $5,106.00&lt;/span&gt;&lt;/strong&gt; for the large unit.&lt;span&gt; &lt;/span&gt;This, in itself, is a substantial increase of 31.9% and 25.6%, in one single step.&lt;span&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt;But wait, there is more&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span&gt;.&lt;span&gt; &lt;/span&gt;As part of the By-Law, the Region has changed their classifications of condominium unit types, from 1 bedroom vs 2 bedroom, to small vs large.&lt;span&gt; &lt;/span&gt;After a phase in period of two years, the cut off point between a small unit and large unit is going to be 650 square feet.&lt;span&gt; &lt;/span&gt;At typical 2 bedroom in York Region starts at about 750 square feet.&lt;span&gt; &lt;/span&gt;&lt;strong&gt;&lt;span&gt;That doesn’t sound so bad does it?&lt;/span&gt;&lt;/strong&gt; &lt;span&gt; &lt;/span&gt;But it means a 1 bedroom unit greater than 650 sq ft in size, (usually a 1 bedroom plus den),&lt;span&gt; &lt;/span&gt;&lt;span&gt; &lt;/span&gt;that is currently classified as a 1 bedroom unit, will now become a large unit under the Development Charges By-Law.&lt;span&gt; &lt;/span&gt;This means, depending on the date the Development Charges are paid by the builder, the Regional Development Charge goes from $12,883.00 to $25,045.00, or an incredible &lt;strong&gt;&lt;span&gt;increase of $12,162.00 or 94.4%!!!&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt;You ask yourself, why should you care?&lt;span&gt; &lt;/span&gt;It’s the Builder’s problem, right?&lt;span&gt; &lt;/span&gt;Wrong!!&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span&gt;&lt;span&gt; &lt;/span&gt;Unlike the sales agreement for the Beverly Hills, many Developers/Builders have clauses in their sales agreements whereby the purchaser is responsible for increases in Development Charges and other municipal fees. If the clause in the Purchase Agreement relating to Municipal Charges does not properly cap the increase, Purchaser’s may be in shock when they see an adjustment for &lt;strong&gt;&lt;span&gt;an extra $12, 163.00 charge, or more, on closing!!!!&lt;/span&gt;&lt;/strong&gt;&lt;span&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt;The Towns will be reviewing their Charges next, possibly the School Boards, possibly other municipal fees, annual increases will add up and compound before Charges are paid…………&lt;span&gt; &lt;/span&gt;&lt;strong&gt;&lt;span&gt;It’s conceivable that for condominiums being marketed now in York Region, increases to Municipal Charges may add up to $15,000 to $20,000.00.&lt;span&gt; &lt;/span&gt;That effectively adds up to $30.00 per square foot to a 650 square foot unit.&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span&gt;&lt;span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt;&lt;span&gt;Another top reason to buy at the Beverly Hills… The comfort of knowing that our purchasers are capped at $00.00 for any municipal charge increase.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
